Editor’s note: This retrospective was prepared after spring 2025 using historical housing information. It is intended to document how market conditions were changing at that time and should not be interpreted as a current market report.

The spring 2025 real estate market marked an important transition for Ave Maria and many other Southwest Florida communities.

ave maria real estate trends

Mortgage rates remained elevated, housing inventory increased and buyers became more selective. Sellers faced more competition, while builders used incentives and financing programs to attract purchasers.

Ave Maria continued to experience residential and commercial growth, but the market was no longer moving with the urgency seen during the pandemic-era housing boom.

Spring 2025 Housing Market at a Glance

The following national statistics provide useful context for what was influencing buyers during spring 2025:

MonthExisting-home sales rateHomes available nationallyMedian sale priceAnnual price change
March 20254.02 million1.33 million$403,700+2.7%
April 20254.00 million1.45 million$414,000+1.8%
May 20254.03 million1.54 million$422,800+1.3%

Sales rates are seasonally adjusted annual rates. These are national figures, not Ave Maria-only statistics.

The numbers show the primary trend of the season: available inventory increased each month, while annual price growth slowed.

Existing-home sales declined 5.9% nationally in March and another 0.5% in April. Sales increased a modest 0.8% in May, but May still recorded the slowest sales pace for that month since 2009. March housing report, April housing report, May housing report

What the Florida Statistics Showed

Florida’s market experienced greater price pressure than some areas of the country.

Florida Realtors reported that the statewide median sale price for existing single-family homes declined approximately 4% year over year in April 2025. It was an indication that Florida’s rapid pandemic-era price growth was cooling as buyers gained additional choices. Florida Realtors’ April 2025 review

This did not mean that every property lost 4% of its value. Statewide statistics combine many different cities, property types and price ranges. A new home in Ave Maria could perform very differently from an older coastal condominium or a luxury waterfront residence in Naples.

Nevertheless, the statewide direction was important. Sellers could no longer assume that limited inventory would automatically generate multiple offers or rapid appreciation.

How These Trends Affected Ave Maria

Ave Maria differed from many established Florida communities because buyers had access to both resale properties and a substantial selection of new-construction homes.

During spring 2025, prospective purchasers could compare homes in communities such as:

  • Maple Ridge
  • Silverwood
  • Del Webb Naples
  • The National
  • Additional new-construction neighborhoods within Ave Maria

Available property types included single-family homes, villas, townhomes, active-adult properties, completed inventory homes and buildable floor plans.

This variety gave buyers choices, but it also created competition among sellers and builders.

A resale homeowner was not competing only with other resale properties. That homeowner might also be competing with a builder offering a new home, a warranty, closing-cost assistance or special financing.

Ave Maria’s Broader Growth Story

Ave Maria entered 2025 with significant momentum.

The community had surpassed 5,000 cumulative home sales by late 2024 and was ranked among the country’s top-selling master-planned communities. An expansion of approximately 1,000 acres had also been approved, providing room for additional housing and commercial development.

These are cumulative development indicators rather than spring 2025 resale statistics, but they help explain why Ave Maria continued attracting attention even as the broader housing market slowed.

Commercial development was also expanding. New retail and service businesses were planned or opening, and additional healthcare services were being discussed during spring 2025.

For prospective purchasers, this growth created a balance between opportunity and uncertainty. New amenities could make the community more attractive, while continuing residential construction meant that buyers needed to consider future inventory and builder competition.

New Construction Was a Major Market Influence

National new-home sales increased sharply in April 2025, reaching their strongest annualized pace since early 2022. Builder incentives helped new construction compete against resale inventory despite elevated borrowing costs.

That dynamic was particularly relevant in Ave Maria.

Builder incentives could include:

  • Mortgage-rate buydowns
  • Contributions toward closing costs
  • Design or appliance packages
  • Reduced prices on selected inventory
  • Flexible deposit requirements
  • Assistance through an affiliated lender

Offers varied significantly and were generally attached to particular homes, contracts, lenders and closing deadlines.

Buyers needed to compare the builder’s complete offer—not simply the advertised purchase price—with the full cost and condition of a resale home.

What Buyers Were Gaining

Increasing inventory gave spring 2025 buyers more time and negotiating leverage.

Instead of choosing from a very limited selection, buyers could compare:

  • Different builders
  • Completed homes versus buildable floor plans
  • Resale homes versus new construction
  • HOA and special-district expenses
  • Lot locations
  • Lake, preserve or interior views
  • Included upgrades
  • Insurance costs
  • Builder incentives
  • Seller concessions

Buyers could also examine a home’s listing history and ask whether it had experienced price reductions, expired contracts or an extended period on the market.

The strongest negotiating position generally belonged to buyers who were fully preapproved, understood their estimated monthly payment and were prepared to close within a timeframe acceptable to the seller.

Challenges Buyers Still Faced

Spring 2025 was not an easy market for every buyer.

Mortgage rates remained close to 7% for much of the period, substantially affecting monthly payments. Insurance, property taxes, HOA fees and community development assessments also influenced affordability.

A price reduction did not necessarily make a property affordable if its total monthly ownership cost remained too high.

Buyers needed to evaluate:

  • Principal and interest
  • Property taxes
  • Homeowners insurance
  • Flood insurance, when applicable
  • HOA fees
  • Community development district assessments
  • Maintenance and repair costs
  • Optional club or amenity expenses

This was particularly important when comparing a newer, smaller property with an older or larger resale home.

What Sellers Needed to Do Differently

Sellers faced a more competitive environment than they had experienced several years earlier.

Successful spring 2025 pricing required consideration of:

  1. Recent comparable closed sales
  2. Active competing resale listings
  3. Builder inventory and incentives
  4. The home’s age and condition
  5. Lot location and view
  6. Included upgrades
  7. HOA and district expenses
  8. Expected insurance costs

A resale home with valuable improvements—such as a private pool, screened lanai, established landscaping, window treatments or upgraded finishes—could compete effectively with new construction.

However, sellers needed to communicate that value clearly. Pricing a home based solely on a neighbor’s older sale or the amount invested in improvements was becoming less effective.

Was Ave Maria a Buyer’s Market in Spring 2025?

The most accurate conclusion is that Ave Maria was moving toward a more buyer-friendly and competitive market.

Buyers had more choices and stronger negotiating opportunities, but conditions varied by neighborhood, builder, property type and price range.

A desirable and correctly priced home could still sell relatively quickly. An overpriced property competing with builder incentives could remain available much longer.

Ave Maria was therefore not one uniform market. It contained several overlapping markets:

  • Entry-level and lower-priced homes
  • Move-up single-family properties
  • Villas and townhomes
  • Active-adult homes
  • Golf-oriented properties
  • New construction
  • Resale homes
  • Premium homesites and upgraded pool properties

Each segment needed to be evaluated separately.

Spring 2025 Market Conclusion

Spring 2025 was defined by rising inventory, slower price growth, affordability concerns and greater buyer selectivity.

For Ave Maria buyers, the principal advantage was choice. Buyers could compare multiple neighborhoods, builders and property types while potentially requesting incentives or concessions.

For sellers, the market required more accurate pricing and stronger presentation. Builder incentives and expanding resale inventory made it increasingly important to understand the home’s competition.

Ave Maria’s long-term development continued, but the immediate market was becoming more balanced and negotiation-driven.
